Understanding the building zone
The building zone determines what may be built: residential zone (W2, W3), mixed-use zone, commercial zone, core zone. Depending on the zone, different regulations apply to the number of storeys, ridge height and setback distances.
Plot ratio / floor space index
The plot ratio (AZ) or floor space index (GFZ) determines how much floor area may be built. Example: AZ 0.5 on an 800m2 plot = max. 400m2 of floor area.
Heritage protection
Listed properties are subject to restrictions on conversion and renovation. Advantage: often tax relief for renovation costs. Disadvantage: every alteration must be approved.
Checklist before buying
- Inspect the zoning plan at the building authority
- Check the plot ratio (potential?)
- Check the heritage protection register
- Request the building permit history
- Research neighbouring projects
